I've been to Fredericksburg. Spent a nice weekend there. In no way would it be where I want to live in Texas. The criteria are missing a category, a very big one, Shit to Do. Places with Shit to Do usually cost more than places with nothing to do. This needs balanced against the cost of living somewhere generic.
We couldn't get something to eat at 9PM on a Saturday in Fredericksburg.

It also needs to account for demographics.
If I'm just out of college, living in a place with a wide variety of jobs is helpful. I may not care so much about the schools, I may care more about nightlife. This is the reason that cities in the US are growing faster than surburbs for the first time in nearly 100 years.

You might be a little surprised by some of these, and you might be wondering where your ZIP ranked or how we got our results. And all you have to do to find out our methods is read on to the very next section.
Our Methodology
We’ve made many lists and maps before, and in all of them we used math and numbers rather than personal preference to get our results. This Big Deal List was no different. Using the U.S. Census’ American Community Survey, we researched each ZIP code in the U.S., including those that were only a few people in size. The criteria we looked at were:
Median Household Income (the higher the better)
Unemployment Rate (the lower the better)
Average Commute Time (the lower the better)
Median Rent (the higher, the more desirable an area)
Median House Worth (the higher, the more desirable an area)
High School Graduation Rate (the higher, the better)
Families Below The Poverty Line (the lower, the better)
We omitted any ZIP codes that didn’t report data in any one of these criteria, which left us with a total of 28,061 ZIP codes.
Then, we ranked each ZIP code in each category from one to 28,061, with scores closer to one being better.
Finally, we averaged each areas rankings into one Big Deal Score, and the place with the smallest number for that score was our best ZIP code.
Let’s take a closer look at our top 10 areas, and find out what exactly makes them so special.

Chicago is extremely segregated which means having 2 zipcodes from North of Chicago at the top makes sense. You can do whatever you want in Streeterville or further up north without ever having to worry about crime or criminals. South side is the opposite.

You're more likely to murdered in Oklahoma City than Washington, DC.
Also folks who live in cities know that crime varies very, very widely by zip code. Residents of Georgetown in DC, aren't worried about being fatally shot.

Mine has no data because a few years ago they gave us a new zip code. The reason they did that was so many people were moving in this area.
It means they are probably using data from the 2010 census.
This is the criteria they used for the rankings... (lol typical real estate agent, lets not talk about the crime rate)
