I'm renting the same unit type I did in 2017, rent was 1180 back then. I moved back in in the beginning of 2019 and now it's 1450. Granted, we are the fastest growing county, the increase in rent seems to have no end.

And this decade has experienced ridiculous amounts of growth. No one is surprised that the COL is going up, it's all the downsides to it that suddenly showed up overnight that upsets locals. Infrastructure, transportation, traffic...
Municipal officials have been accepting bribes to the max bc they've allowed thousands of apartment complexes to be built within arms reach of each other with no consideration to the impact on transportation.

San Francisco is the most retarded when it comes to this - excessive regulations and barricades to building new residences that would actually increase housing and thus decrease rental prices. You're never going to decrease rent by preventing new construction of apartments and housing.

I'm not saying prevent all new construction, but spreading it out would work wonders for an already overloaded freeway. Most of these complexes (hundreds of em), were built next to the central freeways that are stacked with traffic. In 2016 i read an article that over 1000, yes one thousand, multi tenant apartment complexes had been planned/approved. I assume most of them have been built as it takes 1-3 years to build them. Doesn't seem like it helped stabilize rent.
I assume Phoenix will just keep growing and rent will keep going up steadily until we're just slightly better than LA or some other big metro area. I just wish the wages would follow that trend bc it's pretty fvcked up for locals to have rent double while their wages increase a small fraction.

Well, the Austin natives arent super liberal I dont think. At least not the ones Ive talked with - altho that may not reflect a balanced snapshot. Theyre also not as red as rural Texas ofc. I think theyre fairly moderate. But the “blue wave” is definitely crashing in from Cali.
It’s crazy most transplants have no idea why they all of a sudden found better employment opportunities out here, and they all left California. Like the cognitive dissonance is wild. And theyre all voting to turn the state into Cali.

Dunno about the metrics, but SD is well known as California’s “conservative city.” It’s cleaner, lower crime, etc. Im pretty sure a lot of local politicians are republican. They might have more registered Dem voters but that doesnt mean they actually go out and vote. Actually, if you know anything about Cali voter rolls... it doesnt even mean they actually exist :lol
In general, I agree with you that bigger cities will always require more regulations and higher costs, because youve simply got more people interacting, disputing etc.
Which is why having cities the size of NYC, Houston, LA doesnt even make sense IMO. It just attracts tons of people who want to be taken care of by big city resources, and make no effort to actually involve themselves in city issues. In many cases that means immigrants.

I’m not gonna speak on San Diego like I know anything about it. I’ll take the word of those here who do for the most part. I’m just reading lists. The only person I know from San Diego went back out there on a two week vacation and came back outraged because Arabs had taken over his old hometown and then he and I googled it and saw a huge number of refugees had been settled there.
He says his old Main Street has all Arabic language signs and shit and he had no idea what was going on.

You can thank the federal reserve and their monetary policy. It’s not demand to live in cities... it’s asset bubbles everywhere and in everything. It’s unsustainable and the US dollar is going down sooner or later unfortunately.

It's not human greed... not in the sense that you mean. The global market was supposed to be completely obliterated in 2008 but they were "successful" in delaying the inevitable by printing their way out of it. We had a pullback, but nothing like that was supposed to occur... it was supposed to be far worse... and it will be. It's inevitable.
There are asset bubbles in almost EVERYTHING.
If all of those banks would have been allowed to fail in 2008, the global damage would have been far worse back then than it ended up being, however, bailing them out has only made the price we are going to pay in the future that much more dire. It's coming.
