I think buying a house as a single guy shows responsibility and commitment. If the guy has a sprawling 3000sq plus house he can get tail with ease from the ones that want commitment and to the gold diggers.

I have best friends who are single and own homes and we have parties and I tend to see the women more interested in them than say someone like me especially when housing is so expensive. Most women I know are renters. If they're married with children then obviously they have a home......

....but they don't have a bachelor's pad which are usually more impressive than a family home.

I'm single so I'm wanting to get a bachelor's pad once I figure things out.

Same for me. I slid up into liddle class territory by local measurements, but saving up for a house seems impossible so I enjoy my life rn.

It's not as hard as most think especially if you have good credit.

The minimum people want to put down on a home is 20% but there are times where people don't even put that much down.

The thing is who has 46k laying around to plop down on a $230k house? You have to set aside money for many things (retirement, car payment, rent, 401k ect) I mean it’s possible but you have to stop or limit the other things. As of now I have most of my extra money going into a Roth IRA

I purchased my home last year and its been an absolute joy.

There really is no better feeling than coming home to your own house... well, besides once it paid off but I dont plan on doing that anytime soon since my mortgage rate is so low.

Owning a home is a huge hassle and commitment tho. Sure if you inherit one or youve got money to play with, it has its perks. And obviously if you have kids. But for a single guy with middle class income to buy one... often doesnt make sense financially. In some cases it’s better to invest the money in other things that dont require constant repairs, security, property taxes, etc.

Obviously it depends on each persons situation, so it’s impossible to say exactly what OP should do. But personally I think people should be wary of buying a home just to feel like theyre reaching some kind of a milestone. There are plenty of other investment options.

That quick housing market "rise" is predominantly a product of two things at this very present time.

The purchasing power of the dollar going into the toilet and people fleeing the cores of metropolitan areas... specifically New York City right now. Less people are moving that live in suburban areas/suburban type cities this year because of COVID... so between them selling less and people fleeing NYC and other major cities... prices are spiking.

I was born in Canada and I have a house plus a rental property in the Toronto area. Me and my wife make a modest income and aren't rich. The key? I'm not afraid to take on debt. Especially since both our parents own their own homes.

If your family has been renting for generations, it's hard to change the trend. You really are born without a silver spoon if your parents rented.

Hows that possible? What do you mean by "average salary"? I bought my investment condo for only 470k in North York last year. You cant save up 20% of that with dual incomes? Hell, you don't even need 20% if you dont go with the big banks.

This is 470k Canadian. (Prices has gone up to almost 600k now)

Last year it was definitely affordable. 470k is only 350k usd. 20% of that is 70k usd.

I'm not sure how many years hes been working, but a dual income can easily save up 70k.. unless you're buying new cars every couple of years.

2 years ago condos here were under 400k cad.

My point is most people think they cant afford it because they are afraid of mortgages.

The first investment is your automobile that takes you to work. Pay the damn car off. That's an extra $300-$500 on top of what you're saving.

Cars are basically dirt cheap now. So many cars.

The only people that should buy a house probably is someone young and single who finds an incredible deal that is too good to pass up and is definitely a good investment no matter what, or a family who definitely want kids, or a retired person.

Yeah housing is ficked with one income my choices were limited but my realtor got me a deal on a house before it even hit the market and I got it right at listing price. Location makes a world's difference though. My cousin got like triple the square footage for only 35k m ore but she lives 2 hours from Orlando

I remember as a 18 year old traveling from one town to another in northern Wi and seeing one car.
The pop of Wisc was 4 million
Now our state has 6.5 million

Houses popping up every where .. Wisc has low income , but it also has low cost housing . It makes it attractive for
young adults to buy or build a house here.
It is amazing to see 350,ooo to million dollar homes here , but those houses are doctors , lawyers and of course Illinois people
