It's impossible to understate how crazy LeBron breaking Kareem's scoring record would be.
LeBron passing Kareem would definitely be more special than if Jordan, Kobe, Durant or Shaq had passed Kareem.
Because we're talking about a player who is mostly acknowledged for his passing ability being the #1 scorer of all time. Nobody else on the list of the top 30 scorers ever, with the exception of Oscar Robertson who is #13 and has well over 10K fewer points than Kareem, is a player who is primarily acknowledged for his passing ability.

Tom Brady won more rings than anyone and single-handedly has won more Playoff games than 90% of the franchises (despite all the byes as the top 2 seeds didn't play in the wildcard) and won more Playoff games/rings than the 2nd and 3rd best QB all-time combined.

Lebron does not fit this category.

House prices are driven by supply and demand ultimately. Rates are secondary.

As long people keep moving to California the demand for housing will increase, which drives prices up since population growth normally happens faster than developers can bring housing supply to the market. Developers are constricted by land availability as well as zoning / permits, less so capital. The benefits of living in a growth market.

Seeing other LeBron fans getting wealthy brings a tear to my eye.



PS. Maybe I am already preaching to the choir, but you should max refinance that house at the low rates, take the capital and buy investment property. Buying real estate in super strong growth markets = very good for your health.

Lebron isn't a good scorer because he's #1 in turnovers and his scoring style yields a weak brand of ball, including low assist teams that can't win organically and reduce teammates to spot-up shooter - aka underperforming teams that always need more help regardless of cast..

Otoh, good scorers have low turnovers and yield a great brand of ball (organic winning) that elevates teammates and wins with less help (no super-team needed)

Only a minority considered Kareem as GOAT. And even less of those considered Kareem the GOAT because of his #1 status on total points scored alone.

So Lebron being the #1 top scorer wouldn't make him the GOAT overall. Just the GOAT longevity NBA player which he truly deserves.
